The timeless elegance of Haussmann flats

In Paris, luxury flats tell a story of exceptional living

Among these jewels, the Haussmann flats stand as timeless witnesses to unrivalled elegance. Their refined architecture, steeped in history and prestige, appeals to aesthetes and visionaries in search of rarity.

For 34 years, Varenne has been cultivating excellence and guiding its customers to these hidden treasures, nestled in the heart of the capital's most coveted districts.

What is a Haussmann-style building?

A Haussmann building is a type of residential building emblematic of Paris, built mainly between 1853 and 1870 under the direction of Prefect Georges-Eugène Haussmann, during Napoleon III's transformation of the city under the Second Empire.

These buildings met strict architectural standards designed to create aesthetic and functional harmony in the capital's newly widened boulevards and streets.

What are the key characteristics of a Haussmann-style building?

Structure:

Imposing, harmonious ashlar facades: Buildings are constructed from limestone, often quarried near Paris.
Uniformity of facades: The facades are aligned and of similar dimensions, with a standard height (generally between 12 and 20 metres).

Organisation:

Ground floor and mezzanine: Often used for shops or offices, with higher ceilings.
First floor (the noble floor): The most prestigious, with large windows, decorated balconies and high ceilings.
Intermediate floors (2nd and 3rd): Designed for wealthy families, with long balconies from the second floor upwards.
Upper floors: More modest and designed for the middle classes, with lower ceilings.

Mansard top floor: Designed for servants or maids' rooms, identifiable by its sloping roof (the “mansarde”).

Why choose a Haussmann-style flat?

  • Charm and comfort: The generous volumes allow for layouts adapted to contemporary needs. Their thick walls provide good sound and heat insulation, contributing to residents' comfort.
  • Strategic locations: Haussmann-style buildings are located in the best areas of Paris, often close to shops, schools, transport and cultural venues.
  • Asset value: Haussmann-style flats retain a high value on the property market, thanks to their rarity and appeal. Their prestige still attracts buyers and tenants, guaranteeing a good rental yield or an advantageous resale.
  • A symbol of the Parisian art of living: living in a Haussmann-style flat means living in a piece of history, at the heart of Paris's architectural heritage. These flats embody an elegant lifestyle and are often associated with a certain standing.
